Land layout

Technical data and parameters of the IPARK plots

 

  • Plots were once in agricultural use, having been designated as investment territory, all costs and fees have been paid. The price includes all development costs such as the project management, planning and infrastructure.
  • The price also includes the development costs of the infrastructure outside of the industrial park area: the roundabout on national road 58 (approx. 0,55M Euro) and relocating a high-pressure gas pipe along the M60 highway (approx. 0,9M Euro), which have been pre-financed by IPP-Airport Invest Ltd.

 

Energy supply

 

Electrical power is available at 22kV, at the moment with 3.6MW capacity (4.0MVA). For this amount 50.000.000,- HUF (approx. 0,16M Euro) of capacity extension fee (HFH) has been paid. To ensure operational reliability the power line has been designed and built as a loop, so we have 2-sided connection for all plots. For our future development we followed the same principle.

  • The electrical power supply can be extended with another 3.6 MW by paying the extension fee of 0,16M Euro and 0,04M Euro for power line on pro rata basis.
    For power needs beyond this amount another line can be built to get another 12,5 MW of capacity, which might be needed in 3-5 years. For most of the settlers the available capacity should be enough.
  • We already have a 0.6 MW transformer at our service building.
  • A 1 MW transformer is already installed at the plots of IPP-Airport Invest Ltd.
  • On the northern site of the M60 highway a 22kV overhead line with a length of 1 km has been relocated into the ground.
  • On the southern side of M60 another 0.8 km has to be relocated. By accomplishing this all overhead lines will be relocated.

 

Natural gas is available on a D 250 medium pressure line of E-On (gas provider) that reaches into the industrial park on 1 km.

  • At the moment we are extending the pipe on 350 m for our newest settler with a larger diameter, so it becomes the main line and available for other settlers too. The available capacity at the moment is 600 m3/h.
  • For large consumers there is a regional gas station 200 m to the west of the southern side of M60, from that station all capacity needs can be met. Estimated pipe building costs are about 120 €/m.
  • There is a high pressure gas pipe along the plot border. On the southern side of M60 there is a pipe that has to be relocated later on 1.5 km, in order to assure that all areas are free from the gas-pipe and the usage will not be limited.

 

 

Water distribution, sewage and rainwater networks

 

Drinking water: Our drinking water supply network is connected to the city’s network on a DN 300 pipe with a maximum capacity of 2500 m3/ day. At the moment we secure 10 m3/day.

  • Our drinking water supply network has been built on 2.3 km with a diameters of 160, 200 and 300 mm. Pressure is at least 2 bar.
  • All lines, fittings and connections have been built according to the high standards of the local water supply company, so the lines withstand a pressure of 10-12 bar, every 200 m a hydrant for firewater has been built with a diameter of 100mm. At the moment the fire water capacity is only limited by our networks’ smaller diameters. The local drinking water supply company (Tettye Forrásház Zrt.) has performed measurements and came out with a conclusion that 3.500 l/min can be taken from 2 hydrants simultaneously. If the main line with D300 is finished, 4000 l/min from 2, or 6000 l/min from 3 hydrants can be taken.
  • On the southern side of the M60 drinking water lines have not been built, but the connection going underneath the M60 has been prepared and we have a building permit. The planning of the supply lines is in progress.

 

Sewage system: The industrial park has 2 connections to the city’s sewage network, with  a capacity of 2500 m3/ day. At the moment we assure 10 m3/day.

  • The sewage system has been built on 2.3 km length, and is working everywhere in gravitational mode with diameters of 200 and 300 mm. No pump stations are needed, and on the southern side of the M60 the system is planned the same way.

 

Rainwater collection system: The network includes pipes as well as open ditches. At the moment there are 2 retention basins (with 8.000 and 4.000 m3) for the northern side of the M60.

  • The rainwater system has a length of 4.3 km, diameters are from 200 - 1.200 mm.
  • For every area we have a limit of the rainwater outlet, so the settlers will have to build their own retention basins and clear all parameters of the connection to our system to ensure proper function.
  • The sewage the rainwater system is working in gravitational mode, so no pumps are needed to make the system work.
  • South of the M60 a 3rd retention basin has to be built, the planning is in progress.

 

Road network: the network has been built on 4.3 km with 2 x 1 lane, turning lanes where needed and 3 bus stops.

  • Our road network is designed as private road network, but open for public. It is connected to the national road No. 58, and in the Mécsvirag Street to the the city’s transport network. The Barényi Béla Street has been partly built; when it is finished there will be another connection to a regional road No. 5827. We have building permit for that road. Connections to the M60 highway are 0-3 km far.
  • The roads are 6,5-7 m wide and for the pedestrians there are sidewalks along every road. Along the Barényi Béla, Pascal and Galilei Street cycle paths are available.
  • The road construction is designed according to actual EU Standards for 11,5 tons of axle weight.
  • Along the roads we have street- lightning available, according to Hungarian Standard with stronger lights at junctions and crossings.
  • The power supply and switching system is at the transformer station at our service building.

 

Additional information

 

Land levelling:

  • We have an area of 75 ha where we have already moved 800.000 m3 of earth and levelling material to get an average descent of 2-3%, some places with 4m of filling and 3 meters of cutting in.
  • South of M60 there is still an area of 20 ha that needs to be levelled. We have plans for that which only has to be renewed.

 

Service House:

  • Located in the center of the Industrial Park it serves as a focal point for investors in order to help them with the development of their businesses on site.
  • It is a building with 50 m2 floor area and is functioning mainly as office, there is a small meeting room equipped with chairs, tables, air-conditions and is accessible for the disabled. There is even a possibility to take a shower. It has its own parking lot.
  • There is a small kitchen in the meeting room, and you can copy up to A3 size.
  • The main purpose of the building is for the settlers to have a place to hold meetings during construction time or have presentations before the own plant is ready.

  • The offer price covers the cost of the land conversion, the cost of the plot planning, project planning and the infrastructure.
  • Furthermore, it contains, by plots proportionally, the developments outside of the land area, such as the cost of the roundabout by national road 58 (approx. 0,55M Euro) , the relocation of the high pressure gas pipe D400 (approx.. 0,9M Euro), which was financed by the IPP-Airport Invest Kft.

  • The sewage system has 1 connections to the city’s sewage network, with a capacity of. 500 m3/day, at the moment we assure 0m3/day
    • The planned sewage system is 2.3 km long with diameters of 200 and 300 mm No pump stations are needed.
    • Sewage system plans are ready.

  • The planed road network is designed as private road network, but open for public. It is connected through the roundabout by Reménypuszta and in the Mécsvirag Street to the city’s transport network. Connections to the M60 highway are 0-3 km far.
  • According to the plans the roads are 6,5-7 m wide and for the pedestrians there are sidewalks along every road.

Land levelling:

  • According to our assessment, land levelling will not be necessary in the future. On the area, we have 77.000 m3 earth materials for land levelling and 12.000 m3 of sand accessible. Additionally. 200 m long concrete parts (optimal for the drainage system building) are available at the property. The value of the assets is more than 0,31M Euro.
